What You Get With a Renovation Loan

Buying a fixer-upper usually means one loan for the house and a second loan for the work. A renovation loan combines both into a single mortgage based on what the home will be worth once the work is done.

How Renovation Loan Financing Works

A renovation loan is underwritten off your home's after-renovation value, not just its current condition. That can qualify you for more than a standard purchase loan would, because we're lending against the house you're going to have.

Options include FHA 203(k) loans, conventional and VA renovation loans, depending on your credit, down payment, and the scope of work. Renovation funds go into an escrow-style account and get released to your contractor in draws as the work is completed and inspected.

Cosmetic updates, structural repairs, additions - most renovation loan programs work with licensed, insured contractors on everything from a new kitchen to a full remodel.
