The VA Funding Fee, Explained

Most VA loans include a one-time funding fee, rolled into the loan instead of paid out of pocket. It replaces monthly mortgage insurance and keeps the program running with zero taxpayer subsidy.


The amount depends on your down payment and whether this is your first time using the benefit. Put nothing down on your first VA loan and the fee runs a little over 2% of the loan amount. Use the benefit again with nothing down and it's a little over 3%. Put money down and the fee drops.


Some veterans don't pay it at all. Receiving VA compensation for a service-connected disability, a Purple Heart recipient, or a surviving spouse getting DIC all qualify for a full exemption. I'll check your status before we run any numbers.
